10 short years ago what is now KPI Group was started as Krown Property Management, looking after the rental and management of a small number of residential units in St. John’s.
In the years that followed the company has grown to its present size, managing close to 600 rental units in the St. John’s and local surrounding area. Also in that time, the company has been involved with lawn maintenance with many of those properties as well as looking after some major repairs and renovations.
In its pursuit to maintain a level of quality workmanship in all associated fields, Krown diversified to include its own Residential Contracting Division last year. This year saw the company grow again after acquiring a Lawn Care Company it had been using, also adding its own Snow Clearing division thus forming the KPI Group.

LEASING AND PROPERTY MANAGEMENT
Krown Property Management provides two inter-related services
- We will lease your property and handle all management issues; or if you prefer
- We will attract and screen tenants and then hand the management over to you.
In all cases, we strive for the perfect match of tenant to property based upon your guidelines for us.
With a combined total of over 25 years in the industry, the KPM Team also provides 24-7 emergency service to you and your tenants.
Our Management Fee structure is based on a percentage of the rent collected and the number of units involved. For one to five units, the fee is 10% of the monthly rent collected. For six or more units, the rate is negotiable. Fees are payable only when the unit is rented.
Lease Only - includes advertising, showing the property; tenant screening (verification of income, reference checks and credit report); execute rental agreement; collect damage deposit and first month's rent; obtain a series of post-dated cheques for 6 or 12 months depending on the term of lease; provide Tenant with copy of the Act; complete the move-in inspection; hand over documents and cheques to Owner. Fee is 75% of the first month's rent, minimum $250.
Property Management - as stated above; plus collection of rent, payment of approved monthly expenses to owner; arrange maintenance and inspections to ensure work is completed satisfactory; handle Tenant issues; represent the Owner at Residential Tenancy Board hearings if required; issue notices to Tenant regarding inspection and rent increase: provide owner with a monthly Statement of Income and Expenses. The fee for this service is 50% of the first month's rent for the placement of each new tenant and 10% of the monthly rent collected thereafter for Management Fees. If Tenant vacates within three months, the 50% charge is waived for placing of new Tenant.
Property Monitoring/Inspections - Inspections at request of Owner can be completed. We provide a detailed written report of the condition of the property for the purpose of assessing the rental value and/or to estimate the cost of repairs necessary at the time of inspection. The fee is $75 per property inspection, up to 2 units. For 3 or more units, the rate is negotiable.
All fees are subject to HST.
